XENIA — Nearly 20,000 square feet of office space is ready to open in Xenia.
Dan Wilson, owner of Xenia-Centerville Self Storage on Bellbrook Avenue, purchased the vacant building at 2380 Bellbrook Ave., renovated it and is ready for tenants. Xenia Business Center will feature 40 offices ranging in size from 81 to 912 square feet and a large conference room.
“(I want to) create jobs,” Wilson, a Bellbrook resident, said. “It seemed to fit our business model. Small business is an area that we can grow quicker. Small business is integral to (economic) growth. The economy is picking up.”
Wilson is hoping to attract small office settings, retail businesses, classroom and medical but isn’t limiting tenants to those categories.
“We have a wonderful building,” said Gale Hutchinson, who is handling business development for Wilson. “It offers a lot of perspective for folks that are looking for space.”
Individual offices and groups of offices can be customized to “make their space their own” Hutchinson said.
She added the building is perfect for both start-up businesses and those that want to expand current operations.
The building had been vacant for a while and it took over a year for renovations. Previous tenants included medical offices and a school and before that a skating rink so there were a variety of interior configurations.
“We had to do quite a bit of work inside and outside just to update (the building),” Wilson said. He also repainted the facade.
In addition to the offices, the building features a large conference room available for rent by the general public and tenants; multiple entrances and a repaved parking lot. Water and electric are included in the rent.
